Australia's housing undersupply isn't going away anytime soon. With national dwelling approvals continuing to slow, the gap between what the market needs and what's being built keeps widening — and that has real consequences for buyers, sellers, and investors right here in Cairns.

Last week's local results told the story clearly. PropTrack recorded 15 auction and private sale results across the Cairns region, with prices ranging from $370,000 for a two-bedroom unit in Westcourt all the way up to $1,095,000 for a five-bedroom house in Goldsborough. Every disclosed result was a private treaty sale — no auctions, no passed-in properties (with one withdrawal in Woree). That kind of consistency points to a market where motivated sellers and ready buyers are still finding each other.

The most expensive sale was 13 Chonggora Street, Goldsborough — a five-bedroom house that changed hands for $1,095,000.

The most affordable was 2/87-91 Earl Street, Westcourt — a two-bedroom unit sold for $370,000.
