That is a $67,100 gap between two closely comparable homes in the same suburb, weeks apart.

The gap is not an accident.

There are two reasons for it, and you get both before you read another line.

Reason one. The house is leased until 24 March 2027 at $675 per week. No immediate vacant possession. That removes a large part of the owner-occupier buyer pool.
