First Home Buyer in Cairns? Here's What You Need to Know Before You Start Looking

Buying your first home is one of the biggest decisions you'll ever make, and the South Side of Cairns is a genuinely great place to do it. Suburbs like White Rock, Mount Sheridan, Bentley Park, and Edmonton offer real value, strong community feel, and the kind of lifestyle that's hard to find at this price point anywhere else in Queensland.

But before you start attending open homes and falling in love with properties, there are two things I always tell first home buyers to get sorted first — understanding the grants available to you, and getting your finance pre-approved. Get those two things right and you'll be in a much stronger position when the right home comes along.

The First Home Owner Grant — Up to $30,000 Towards Your New Home

Queensland currently offers eligible first home buyers a grant of either $15,000 or $30,000 through the First Home Owner Grant scheme, administered by the Queensland Revenue Office. This grant is specifically for new homes — meaning newly built properties or homes you intend to build — and it can make a significant difference to your deposit position or your overall buying budget.

The key eligibility requirements are worth understanding upfront. You need to be purchasing or building a new home, you must be an Australian citizen or permanent resident, and you (and anyone else on the contract) cannot have previously owned a home in Australia. There are also value thresholds and residency obligations that apply, so it's worth checking your specific eligibility through the QRO's online eligibility tester before you assume the grant applies to your situation.

The good news for buyers on the South Side is that new home options in suburbs like Bentley Park, Mount Sheridan, and the newer pockets of Edmonton sit well within the grant's qualifying parameters. If you're open to a new build or a recently completed home, this grant can genuinely change what's possible for you financially.

Stamp Duty Concessions for First Home Buyers

On top of the grant, Queensland also offers transfer duty (stamp duty) concessions for first home buyers. Stamp duty is one of those costs that catches a lot of buyers off guard — it can add tens of thousands of dollars to the cost of purchasing a home. As a first home buyer, you may be entitled to a full or partial concession depending on the value of the property, which can save you a substantial amount at settlement.

The QRO website has a transfer duty estimator that's worth running your numbers through early, so you have a clear picture of your full purchase costs before you commit to a price range.

My Strongest Recommendation: Get Pre-Approved Before You Make an Offer

Here's the advice I give every first home buyer I work with, without exception — get your home loan pre-approval in place before you start making offers.

I know it can feel like the exciting part is finding the property, and the finance side feels like admin. But in an active market like the South Side, the buyers who miss out are almost always the ones who weren't financially ready when the right home came up.

Pre-approval tells you exactly how much a lender is willing to lend you, which means you're shopping within a realistic budget rather than guessing. It also tells the selling agent — and importantly, the vendor — that you're a serious buyer who can actually proceed. In a multi-offer situation, a buyer with pre-approval is always in a stronger position than a buyer without it, even if the price is similar.

Pre-approval also gives you confidence. When you find a home you love, you can make an offer quickly and decisively rather than scrambling to get your finance sorted under pressure.

 

I'd recommend speaking to a mortgage broker early in the process. A good broker will look at your full financial picture, help you understand what you can borrow and what your repayments will look like, and guide you through the grant and concession applications as part of the process.

The South Side of Cairns Is a Great Place to Start

For first home buyers working with a budget in the $650,000 to $750,000 range, the South Side genuinely delivers. You get space, community, good schools, and access to everything Cairns has to offer without paying inner-city prices. Properties in this range still attract strong competition, which is exactly why having your pre-approval and your grant eligibility confirmed before you start looking puts you ahead of the field.
